A binding contract will exist once a deposit is paid.

A non-refundable deposit of 25% will be payable at the time of booking and the balance due 6 weeks before the start of the holiday. If the booking is less than 6 weeks before the start of the holiday then payment will be required in full. Payment can be made on-line by Bank Transfer or Cheque.

If you cancel your holiday more than six weeks before its due date then you will lose your deposit. If you cancel less than six weeks prior to the holiday then the full balance remains due and is not refundable. You are responsible for any loss that you may incur due to your cancellation.

The cottages will be available from 3pm on the day of arrival and should be vacated by 10am on the day of departure.

There is a strict ‘No Smoking’ policy for both cottages, and the hirer will be held responsible for any additional cost as a result of any smoking.

We accept up to two dogs in The Golden Cross cottage, and one dog in The Kiln. You must bring pet bedding with you as dogs are not allowed on the beds or sofas. We can provide dog towels if required. Pets must not be left unattended in the cottages at any time. You are required to keep them on a lead when in the garden and to clean up any mess (A bin is provided). You will be responsible for any damage caused during your stay. To cover any additional cleaning there is a small charge of £10 per pet, per booking.

The total number of persons permitted to stay at the cottage must not exceed that stated on the booking form unless permission has been obtained from the owner. You are welcome to have additional people visit during the day, additional parking can be made available on request.

We accept responsibility for those arrangements of your holiday that are within our control. We do not accept liability for any accident, injury, loss, or damage suffered by you or any member of your party, unless there was wilful default by us. If for any reason beyond our control the property is not available for the date of the holiday booked, all rent and charges paid in advance by the customer will be refunded in full.We do not accept any responsibility for any damage to or loss of guest’s property, cars or contents, or personal belongings left in the properties.The signatory of the Terms and Conditions is responsible for all guests being aware of the booking conditions.

The Owner reserves the right to refuse any booking, and to terminate a holiday without compensation due to unreasonable behaviour of any guests.
We appreciate the cottages being left clean and tidy on departure.
We reserve the right to enter the cottages at any time under any reasonable circumstances.
Please notify us of any shortcomings with the cottages immediately so we can take prompt action to ensure you continue to enjoy your holiday.
